Give us the address and the line from the report, and we will answer in plain words.
First, what it means
A failed item is a hazard named in the report. It might be a crack where gas can pass, creosote that can burn, or a flue that does not draw. It is a note on a flue, not an official grade.
No agency grades a Level 2. A buyer can ask the seller for the repair, a credit or another inspection, and the two sides settle it. We do not advise on contracts, and the choice of repair is the owner's.
The usual fixes
Each repair answers a specific cause, and the report ties the two together so you can see why an item is on the list.
- Cap: replaced when it is damaged or lets rain and animals in.
- Leak repair, cricket and flashing: water that gets in at the roof joint.
- Crown, mortar and masonry: cracks in the outer shell.
- Flue liner and smoke chamber: gaps that let fumes through.
- Damper, chase cover and firebox: parts that no longer seal or hold.
- Gas insert: a fireplace changing fuel.
Prices we can state
A cap is $160 to $650. Leak repair is $545 to $3,250. A cricket is $435 to $980, and a cricket with a full flashing replacement is $650 to $1,600. A gas insert is $2,700 to $5,450.
Prices we hold back
We quote liner, crown, chase cover and damper work after the inspection, as we do for stand-alone flashing, mortar, masonry, the smoke chamber and the firebox. We would rather look than guess, because a liner problem can be a short run or a long one, and the camera is what tells us.

Questions about a failed item
Is it safe to burn a fire in the meantime?
Not if the item needs repair before use. Ask us which items those are.
Do I fix everything at once?
We rank the items so you know what comes first.
Why is a liner not priced here?
A liner repair depends on what the camera shows, so the quote comes afterward.
Name the line you want explained
We will go through each item in calm, plain terms and price what can be priced.
