Distribution

The default is simple. The report goes to whoever requested the inspection. If your client wants it sent to you, the buyer, the seller or all three, we send it there.

Timing is the same for everyone. Nothing is held back for a second round; the full package goes out on inspection day.

What you will read in it

Harborview treats a chimney as a fire and gas question first. So the report covers creosote in the flue, the state of the liner and whether the draft carries smoke up and out.

The written findings come with photos from the scan. You can show your client the exact joint or crack instead of describing it.

Staying calm when the report lists something

A fireplace hazard on paper can sound worse than it is. We name it, explain how it happens and say what fixes it, in short sentences.

A listed item is a condition that sits under the NFPA 211 line or the city's building rules, and it needs repair before the fireplace is used. What to ask the seller for is something you and your client settle.

Where the Level 2 fits in a deal

When a house is sold or transferred, NFPA 211 recommends a Level 2. A Level 1, by contrast, stays with the parts anyone can reach.

Our work spans the harbor side of Long Beach and the nearby South Bay towns.

The two figures to quote

Quote $380 for a Level 2 and $53 for a Level 1.

Agent questions

Can the listing agent also get the report?

Yes, when your client says so.

Do you tell the buyer to walk away?

No. We report what we see. Decisions belong to the buyer, seller and agents.

Do you give a repair estimate?

For a cap, leak repair, cricket, cricket with flashing and a gas insert we print ranges. Other work is quoted after the inspection.

Put the chimney on the checklist

Tell us the address and we take it from there. Your report and photos come back on inspection day.
