A leak at the roofline needs a contractor
If you need chimney flashing repair in Long Beach, you may already have a stain on the ceiling beside the chimney, a damp patch in the attic, or water showing up after rain in a wall that never leaked before. Flashing is the metal that seals the joint between the chimney and the roof. When it fails, that seal becomes an entry point for water into the attic and walls, and a wet chimney wears out from the inside.
Harborview Chimney Care is based in Long Beach, and we treat the flashing as part of a fire and carbon monoxide safety check, not a stand-alone patch job. Water damage and rust change what the flue can safely do. If you want the roofline looked at and quoted, ask for a flashing quote and tell us where the water showed up.
What flashing is made of
A chimney is sealed to the roof in layers, and each layer can fail on its own:
- - Step flashing: the stepped metal pieces that run up the side of the chimney under the roofing.
- Counter flashing: the metal that covers the top edge of the step flashing and ties into the masonry.
- Crickets: the small peaked saddles behind wide chimneys that send water around them.
- Sealant: used at the chimney-to-roof joints once the metal is right.
We repair or replace each piece, and we can do lead or aluminum flashing depending on the roof and the chimney. The metal is matched to the existing roof, and the work is done to code.
What sets the price of flashing work
We do not post a flat price for flashing, because a single failed corner and a full re-flash of every side are different jobs. The written quote depends on:
- - How much of the flashing has failed: one side, one joint, or the whole run around the stack.
- The metal you choose, lead or aluminum.
- Whether a cricket is needed behind a wide chimney.
- Roof pitch, roofing material and the height of the stack.
- Whether roofing around the chimney has to be lifted and replaced.
- Whether water has already damaged the crown, the masonry or the attic framing, which we price as separate lines.
You see each of these on paper before work starts. If we cannot give an honest number from the roofline, we say what we still need to find out.
Finding the true source first
Water that shows up in the attic or on a ceiling does not always come from the flashing. Roof valleys, the crown and the cap can all send water down the same path. We do not guess. We diagnose the leak source before repair, so the quote covers the right fix.
Where roofing work is part of the answer, we coordinate with roofing contractors and keep a single plan on paper. The flashing is not left as a loose end between two trades.
How a visit works
A visit starts at the roofline and moves outward from there:
- - We look at the step flashing, the counter flashing and any cricket for gaps or rust.
- We check the crown, the cap and the masonry for the other ways water gets in.
- We photograph what we find and explain it in plain words.
- You get the quote in writing, with the flashing as its own line.
Book a roofline check if you have a ceiling stain or an attic that smells damp, and we will start there.
Harbor air and older Long Beach chimneys
The harbor air does its own damage. Damp air sits on caps and flashing and rusts them. In Long Beach we look hard at two things: shifted flue tiles and open joints from old earthquakes, and rust from harbor air on caps and dampers.
That is also why a flashing visit is worth pairing with the check inside the flue. In Belmont Shore, Bixby Knolls and the older blocks near downtown, we measure the creosote, run a camera along the liner, and explain what each finding means for fire and for carbon monoxide before anything is quoted. Water at the roofline and a damaged liner can be two parts of one story, and you should hear both.
Choosing a flashing contractor
A flashing job done badly leaks again in the next rain. Ask each company:
- - How will you find the source before you quote the repair?
- What metal do you recommend for my roof, and why?
- Is the quote in writing, with the flashing priced separately from other work?
- If roofing has to be lifted, who does that, and who is responsible for the result?
- Will you check the crown and the cap while you are up there?
A company that sells you sealant over failed metal is selling a short-term cover. Ask for the metal.
What to tell us when you call
- - Where you see water: a ceiling, an attic, a wall beside the chimney
- When it shows: only in heavy rain, or after any rain
- What the roof is made of, if you know
- Any earlier repairs at the chimney

Is Your Fireplace Safe to Light?
From our Long Beach base, Harborview Chimney Care sweeps out the creosote that feeds chimney fires, checks the liner for cracks that let carbon monoxide in, and tests the draft. Then we explain what we found, calmly.
